Before You Sign Another Lease

Renting can absolutely be the right decision. It offers flexibility, and for a lot of people, right now, it's exactly what makes sense.

But a lot of renters never actually find out whether buying is realistic for them — they just assume it isn't. Bad credit, a small down payment, student loans, being self-employed: those thoughts talk a lot of people out of ever asking the question.

Renting may be the right decision. Buying may be the right decision. Make that call after you understand your options — not before.

Paying $1,700 In Rent?

PER YEAR
$20,400
OVER 5 YEARS (BEFORE ANY RENT INCREASES)
$102,000

This does not mean that someone paying $1,700 in rent automatically qualifies for a $1,700 mortgage payment, or for a particular home price. Mortgage affordability also depends on income, credit, monthly debts, interest rates, property taxes, homeowners insurance, HOA costs, down payment, closing costs and loan program.

But if you're already spending $20,000+ a year on housing, isn't it worth finding out what ownership could look like?

Renting Gives You Flexibility. Ownership Gives You Something Different.

An asset — not a promise. We won't tell you buying guarantees wealth, because it doesn't. Here's what ownership realistically offers.

Equity
Part of a mortgage payment may reduce principal and build ownership in an asset over time. Rent purchases housing for that month; ownership potentially creates equity. Appreciation is never guaranteed.
Control
Homeowners generally have greater ability to personalize and improve their property, subject to applicable laws, HOA rules and other restrictions.
Housing Stability
Rent can increase at renewal. With a fixed-rate mortgage, principal and interest are generally more predictable, although property taxes, insurance, HOA assessments and maintenance expenses can change.
Long-Term Asset
A home may eventually become a source of equity, an asset that can potentially be sold or refinanced, a future rental property when permitted, or something passed to family. None of this is guaranteed.
The Multi-Unit Opportunity
Chicago has an enormous supply of 2–4 unit housing stock. For the right qualified buyer, purchasing an owner-occupied two-flat can potentially allow rental income from the other unit to help support housing expenses. This does not promise qualification, cash flow, or that a lender will count that income — it depends entirely on the loan program and your individual approval.

What Getting Pre-Approved Involves

In about five minutes, we'll ask you a short set of questions to build an educational picture of where you stand today, then connect you with a mortgage professional to begin the official process:

Current rent and gross household income
Employment — W-2 or self-employed
Approximate credit range
Monthly debt payments
Savings and assets
First-time buyer and veteran status
Desired neighborhoods and property preferences
Lease expiration and buying timeline
There's no “pass or fail” here.
You simply discover your starting point. From there we can tell you what, if anything, needs attention before you're ready — and what your realistic options already are.

You Don't Need The Next Available Agent. You Need The Right Agent.

Straight-A Realty specializes heavily in seller representation, property management and investment real estate — we don't pretend one person needs to personally drive every buyer around Chicagoland. Instead, we've spent years working real transactions across the table from buyer agents throughout the market. We've seen who communicates, who prepares clients, who negotiates professionally, and who genuinely takes care of buyers.

Once you're pre-approved, we take your buyer profile — price range, target neighborhoods, property requirements, timeline and financing — and introduce you to up to three carefully selected buyer agents who appear to fit your needs. Some work with Straight-A Realty; others may work with different brokerages. You talk with them and choose the one you resonate with most.

Your dedicated buyer agent handles:
Personalized MLS searches
Finding properties and scheduling private showings
Evaluating properties and preparing offers
Negotiation and inspection strategy
Seller-credit conversations
Contract-to-closing coordination

One Person Doesn't Have To Do Everything.

You need the right people doing each job — and Straight-A's value is knowing how all the pieces fit together.

We Know How Sellers Think.

Because we regularly represent sellers, we understand what happens on the other side of an offer. That perspective can help you and your selected agent approach negotiations intelligently — though it never guarantees any particular offer will be accepted.

We understand:
What makes an offer look serious
Why financing strength matters
How closing timelines affect sellers
How inspection requests are perceived
How seller credits affect negotiations

CHICAGO'S TWO-FLAT ADVANTAGE
Owner-Occupied Two-Flats Are a Real Chicago Opportunity

Chicago has one of the largest supplies of 2–4 unit residential buildings of any major American city. Buying one and living in a unit while renting out the other — sometimes called house-hacking — can, for the right qualified buyer, allow rental income to help support the property's housing expenses.

This is not a promise of qualification, rental income or cash flow. Whether and how a lender counts potential rental income depends entirely on the loan program and your individual approval. Our team, with deep property management and multi-unit experience, can walk you through what's realistic.

Frequently Asked Questions

Do I need 20% down?
No. Depending on eligibility, options like FHA, VA and conventional loans with lower down payments, along with down payment assistance and seller credits, may apply. A lender determines what actually applies to you.
What credit score do I need?
It depends on the loan program. Some FHA-backed options may accept scores as low as the 600 range, subject to full underwriting. Getting pre-approved is the fastest way to understand where your credit range stands today.
What if I only have $5,000 saved?
That may be more workable than you think once down payment assistance, seller credits and loan program minimums are factored in. It depends on your full financial picture, which is exactly what a pre-approval conversation with a lender is for.
What if I have student loans or a car payment?
Debt doesn't automatically disqualify you — lenders look at your full debt-to-income ratio alongside income, credit and other factors. Some programs allow more flexibility than others.
What if I'm self-employed?
Self-employed borrowers can and do qualify, though documentation requirements are typically different than for W-2 employees. A mortgage professional can walk you through what's needed.
What if my credit isn't great?
Getting pre-approved isn't a judgment — it's a starting point. If credit needs work, we can help you understand what steps could strengthen your position over time.
Can I buy a two-flat?
Yes, for buyers who qualify. Chicago has a large supply of 2–4 unit buildings, and owner-occupied purchases are common. Whether rental income from the other unit can help you qualify depends on the loan program and your approval.
Can rental income help me qualify for a multi-unit property?
In some cases, depending on the loan program and underwriting guidelines. This is not guaranteed and should be confirmed directly with your lender.
What if I'm not ready today?
Then you'll know exactly what to work on, and we're glad to stay in touch. Buying when you're ready beats buying before you're ready, every time.
Does starting my pre-approval hurt my credit?
Submitting the form on this page does not run a credit check. A loan officer will let you know if and when a credit pull is needed as part of the official pre-approval process.
What's the difference between prequalification and preapproval?
Prequalification is an educational estimate based on information you provide. Preapproval is a lender's formal review of your documentation, credit and financial profile, and carries more weight with sellers.
How much cash will I actually need?
It depends on your loan program, purchase price, down payment assistance eligibility and closing costs. This is one of the main things a pre-approval conversation with a lender helps clarify.
Who determines whether I qualify?
Your mortgage lender, based on underwriting guidelines for the specific loan program. Straight-A Realty helps you get connected and educated, but your lender makes the final qualification decision.
Will Straight-A personally show me houses?
Once you're pre-approved, we introduce you to up to three carefully selected buyer agents — some affiliated with Straight-A, others with different brokerages — based on your needs. You choose who represents you, and that agent handles your showings, offers and negotiations directly.
